중국 부동산버블 추정에 관한 실증연구 －중국 30개 성⋅시를 중심으로－

A Study on the Real Estate Bubble in China －Based on 30 Chinese Provinces－

본 연구는 2004-2013년까지 중국 30개 성⋅시 부동산버블을 추정하였다. 부동산버블 추정방식 중 대표적인 세 가지 지표인 PIR, 다중선형회귀모형, 부분균형모형을 선택하였고, 본 세 가지 추정방식으로 30개 성⋅시 버블수준을 도출하였다. 또한 요인분석법으로 세 가지 분석방법을 종합한 하나의 분석지표를세워 2013년 중국 30개 성⋅시 부동산버블을 종합적으로 추정하였으며, 부동산버블의 경중에 따라 부동산버블 심각지역, 버블 일반지역, 버블 비존재 지역으로 지역을 분류하였다. 본 연구의 차별성은 다음과 같다. 첫째, 중국 부동산버블 추정 방법으로, 요인분석법을 통해 PIR, 다중선형회귀모형, 부분균형법 세 가지 부동산 버블 추정방식에 가중치를 더해 종합적인 부동산버블 지표 방식을 세워 중국 30개 성⋅시 부동산 버블을 추정한 것이다. 둘째, 선행 중국 부동산 연구에서 지역을 분류하여 분석할 경우, 동부⋅중부⋅서부로 분류하는 경우가 대다수이다. 그러나단순히 행정구분에 따라 지역을 나누어 분석하는 것은 부동산 연구에 맞지 않으며, 부동산 버블 경중에 따라 지역을 재분류하여 버블 심각지역, 버블 중간지역, 버블 비존재지역으로 나누어 분석하는 것이 향후 동일한 연구를 진행하거나 부동산 버블 영향 요인을 분석하는 데에 현실적 의의가 있다 하겠다.

This study has examined the bubble degree of real estate from 2004 until 2013in Chinese 30 provinses and cities. By employing 3 typical methods - PIR,multivariable linear regression and local balance methods, this paper has analyzedthe bubble degree of real estate of China. According to the index of real estatebubble synthesized and gained by factor analysis, the bubble degree in 30 provincesand cities could be classified as being serious, moderate and slight. The distinctions of this study is as follows. First, as the method of Chinese realestate bubble, this paper has focused on the factor analysis by employing three mainmethods - PIR, multivariable linear regression and local balance methos; and madethe synthetic index of bubble degree based on the result gained by the threemethods above. Second, most of the previous studies on Chinese real estateanalyzed it by classifying the whole provinces into eastern, central and westernparts. However, it is not suitable to analyze the problem by the simpleadministrative districts. Instead, according to the seriousness of real estate bubble,reclassifying the districts as being serious, moderate and slight seems to be arealistic meaning for the future similar or identical study analyzing the factor ofinfluence on the real estate bubble.
