생태면적률에 의한 공동주택단지의 환경친화성 평가

Evaluation of Green Environment in Apartment Housing at Ecological Area Rate

공동주택단지의 경우 주택의 양적 확보뿐만 아니라, 거주민의 서비스 및 휴식을 위한 공간형태로의 개발이 유도되고 있으며, 이러한 삶의 질에 대한 사회적 관심의 증대는 기존에 적용되어오던 표준화된 주거환경지표 외에 공간계획차원에서 생태적 건전성 확대를 위한 생태면적률의 적용을 가져오게 되었다. 환경부는 우선적으로 2006년부터 신도시개발의 경우 생태면적률을 적용하고 있으며, 앞서 서울시는 2005년부터 공공청사 및 일부 주거지역에 생태면적률을 적용하고 있다. 따라서 본 연구는, 생태면적률이 최초 적용되어진 2005년 이후 건축 심의되어진 도서를 대상으로 생태학적 측면에서 생태면적률을 적용하여 공동주택단지의 환경친화성 정도를 분석하고, 도출된 결과를 토대로 문제점 및 정책적 시사점을 제시하고자 한다.

The increasing social interests in the quality of life comes to bring the application of ecological area rate for enlarging ecological sanity as well as the standard index of residential environment, inducing the space development for resident s services and resting in addition to the quantity preservation of apartment housing. Department of Environment in Korea has first of all been adopting ecological area rate in urban planning. The Seoul Metropolis has been adopting ecological area rate to the public administrative buildings and parts of the private residential areas. The study analyzes the levels of green environment at ecological area rate on the books of building evaluation since the year of 2005, and suggests the important policy issues or some problems on the basis of the research data.
