Comparative Analysis on the Determinants of Residential Area Selection in Original Residents and Immigrants

본 연구는 주민을 거주민과 이주민으로 나누어 두 집단 간의 주거지 선택의 결정요인을 비교하는 것이 목적이다. 이를 위해 최근 정부기관 및 국책기관이 이전한 충북의 청주와 청원 오송 지역을 대상으로 정주환경과 관계된 영역을 5개 부문으로 나누어 주거지 결정요인을 비교, 분석한다. 주거지 결정에 영향을 미치는 부문별 중요도를 파악하기 위해 계층 분석적 의사결정방법을 사용한다. 정주환경을 경제, 거주, 생활, 환경, 교육여건으로 구분하여 영역별 선호도를 조사하였는데 거주민의 경우 교육여건, 경제여건, 거주여건 순으로 가중치가 높게 나타났다. 경제부문 중에서는 부동산 가격의 적정성, 거주여건 부문 중에서는 통근의 편리성, 생활여건은 치안 및 재해에 대한 안전성, 환경부문은 오염원으로부터 격리, 교육여건에서는 좋은 학군에 대한 중요도가 가장 높게 나타났다. 이주민을 대상으로 한 조사에서는 거주민과 같게 교육여건의 중요도가 가장 크게 나타났으나 더욱 높은 가중치를 나타내었다. 경제부문은 지역의 발전잠재력, 거주여건은 통근의 편리성, 생활여건은 치안 및 재해에 대한 안전성, 환경여건은 오염시설로부터의 이격정도를 최우선 순위로 꼽았으며, 교육여건 부문에서는 좋은 학군에 대한 중요도가 더 높은 가중치로 나타났다.

This study aims to compare determinants of residential area selection between original residents and immigrants in Chungbuk province. In order to identify the weight of 5 sectors (economy, residence, daily life, environment, education conditions) affecting residential area selection analytic hierarchy process (AHP) was utilized. The most significant factor affecting the residential area selection of original residents is educational conditions and the next is economy conditions. Inspecting important factor in each sector, the real estate price in economy sector, the commute convenience in residence sector, the security and disaster safety in daily life sector, separation degree of pollution facilities in environment sector were the significant determinant factors for residential area selection of original residents. Also, the most significant factor affecting the residential area selection of immigrants is educational conditions. The conditions of education were chosen as the most important determinant factor for residential area selection in both original residents and immigrants. Inspecting important factor in each sector, the development potential in economy sector, the commute convenience in residence sector, the security and disaster safety in daily life sector, separation degree of pollution facilities in environment sector were the most significant determinant factors for residential area selection of immigrants.
