교육환경이 아파트 가격에 미치는 영향

Effects of Educational Environment on the Apartment Prices in Busan

우수한 학군지역은 높은 교육열과 학군수요로 인해 주변 지역에 비해 상대적으로 높은 주택가격을 형성하고 있다. 대표적인 우수한 학군지역으로 거론되는 서울의 8학군의 교육 변수가 얼마나 부동산가격에 영향을 미치는가에 대한 연구는 지속적으로 되어왔다. 하지만 서울 이외의 타지역에의 학군이나 교육 관련 변수와 부동산가격에 미치는 영향에 대한 연구는 거의 없다. 따라서 부산지역에서의 교육 관련 변수와 부동산가격에 미치는 영향을 살펴봄으로써 지역적인 차이가 있음에도 다른 선행연구에서 나타난 영향변수와 유사하게 나타나는지 살펴보고자 한다. 본 연구는 2018년 부산시 전체 아파트 실거래가격 자료 18159건을 이용하여 횡단면분석인 헤도닉 가격결정모형을 통하여 부산지역 아파트의 가격형성요인을 특성별로 추정하여 아파트 실거래가격에 대한 영향 관계를 분석하고자 한다. 분석 결과, 부산지역의 중, 고등학교의 전입률은 아파트 가격에 양의 영향을, 전출률은 음의 영향을 미치는 것으로 나타났으며, 특목·자율고 입학률과 국내 4년제 및 해외대학 진학률은 아파트 가격에 양의 영향을 미치는 것으로 나타났다. 다른 독립변수 또한 주택 관련 선행연구와 유사한 결과를 보였다. 부산지역의 학군도 아파트 가격에 유의한 차이를 보이는 것으로 나타났다. 이러한 결과는 부산지역에서도 자녀교육을 위해 이주수요가 크게 작용하여 영향력이 크게 나타났다는 것으로 해석될 수 있다. 본 연구의 결과는 부산지역의 교육관련 변수의 지역적 특성을 보여주므로 교육정책을 통한 아파트 가격의 안정화 정책의 실효성 등에 대한 논점을 제공한다는 점에서 의의가 있다.

Education environment affects the housing price. The research on how educational variables of 8th school district in Seoul affect housing prices has been performed so far. However, little research on other school districts or education-related variables than Seoul has been done as well as their impact on housing prices. Therefore, despite regional differences, this study aims to examine if they show similar impact from other prior studies by analyzing educational related variables in Busan and their impact on housing prices. Based on the market price of 18,159 cases in 2018, Hedonic Price Model is used to analyze the influence of the educational environment. Based on the analysis, the move-in rate of middle and high schools in Busan has contributed positively on apartment prices, while the move-out rate is negatively related. In addition, the admission rate of special purpose and autonomous high schools and the rate of four-year domestic and overseas universities have a positive impact on apartment prices. Other independent variables also showed similar results as prior housing-related studies. School districts in Busan also showed significant differences in apartment prices. The findings from this study are meaningful in that it shows the regional characteristics of education-related variables in the Busan area, thus providing an issue on the effectiveness of the stabilization policy of apartment prices through educational policies.
