Does External Resident’s Investment Fuel Apartment Market in Korea?

이 논문은 이자율, 총통화, 주택담보대출 등의 변수를 통해 주택가격 변화를 설명하는 기존 연구와 달리, 관할행정구역 외부에 거주하는 투자자의 아파트 매입이 아파트 가격에 미치는 영향을 VAR을 통해 분석한다. 이를 통해외부거주자 매입이 관내거주자 매입 및 실물변수인 BSI(기업경기실사지수) 보다 아파트 가격에 미치는 영향이 강하고 오랜 지속성을 보여주는 핵심변수임을 밝혀냈다. 또한 패널분석을 통해 외부거주자 매입의 아파트 가격 상승효과가 비수도권에서도 2018년 이후 강하게 나타났으며 2019년 이후 법인에 의한 아파트 투기와도 강한 상관관계가 있음을 확인하여 외부거주자 주도의 아파트 시장 과열에 대한 실증적 근거를 제시하였다

This paper analyzes the effect of apartment purchases by residents living outside the jurisdiction on apartment prices through VAR. Our study is quite different from other existing studies that have explained the variations in apartment price using variables such as interest rate, M1, and total amount of mortgage loans. We recognize an interesting result that the purchase of outside residents tends to have stronger effects on the apartment price than the purchase of adjacent residents and business cycle represented by the BSI (Business Survey Index). In addition, our panel analysis confirms that the effect of purchasing by outside residents has also become stronger after 2018 in the outside Seoul and there has had a strong correlation with speculative purchase by legal entities after 2019.
