An Analysis of the Characteristics of the Contracted Units in the Contract Period in Apartment Sale

아파트 분양 시 초기계약의 정도에 따라 잔여세대의 판매기간에 큰영향을 미치기 때문에 초기계약은 해당 아파트 분양프로젝트의 성패에 중요한 의미를 갖는다. 본 연구는 신규로 분양하는 아파트의 정계약 기간 내 계약 여부에 영향을 미치는 요인을 분석하는 것을 목적으로 하였다. 본 연구를 통해 모델하우스 오픈 후 정계약 기간 안에 계약이 이루어진 세대들은 어떤 특성으로 인해 계약이 체결되었는지 분석하여 향후 아파트 신규 분양프로젝트를 기획할 때 어떤 방향으로 사업을 추진해야 초기계약률과 사업성과를 높이는 데 유리한지 가이드라인을 제시하고자 하였다. 실증분석을 위해 A건설사에서 공급한 분양사업장 192개 일반분양 단지의 분양자료 중 정계약 기간에 계약이 이루어진 92,557개의 실계약 자료를 구득하였고 이항 로지스틱 회귀분석을 활용하여 분석을 실시하였다. 분석결과 본 연구에서 독립변수로 적용했던 거시환경특성, 분양가격특성, 정책특성, 입지특성, 단지특성 변수들이 전반적으로 유의한 영향을 미치는 가운데 주택특성과 특화특성 변수들 또한 정계약기간 내 계약 여부에 유의한 영향을 미치는 것으로 나타났다.

In the apartment sale business, the initial contract rate has an important meaning in the success or failure of the project. Because the degree of initial contract rate is greatly influenced by the remaining volume s sales period. The purpose of this study was to analyze the factors that affect whether a new apartment sale is contracted within the initial contract period. For empirical analysis, 92,557 actual contract data were obtained during the contract period among 192 apartment complexes supplied by a construction company from 1995 to 2016, and binary logistic regression analysis was conducted. The analysis shows that the macro-environmental characteristics, sales price characteristics, policy characteristics, location characteristics, and apartment complex characteristics applied as independent variables in this study have a significant effect on whether a contract is made within the initial period. As a result of this study, the units that have been contracted within an initial period are analyzed for what characteristics they were contracted. When planning new apartment sales projects in the future, it was intended to provide direction to increase the initial contract rate and business performance.
