This study estimates the economic value to maintain, manage, and protect a conservation area against the negative effects of development of agricultural, urban, or industrial areas using the contingent valuation method (CVM). In the main survey, the questionnaire asked participants about their willingness to pay (WTP) a 10-year limited tax, to provide the government with financial security and prevent turning conservation areas into agricultural, urban, and industrial areas. To this end, the survey used double-bounded dichotomous choices and open-ended questions. As for the results of estimating the mean WTP using the Probit and Tobit models, in the Probit model, the annual values of the conservation area were 13,408 won/year in the agricultural area and 5,206 won/year in the urban area. However, the value for the industrial area was not statistically significant. In the Tobit model, the value of the industrial area was 16,563 won/year, the agricultural 14,207 won/year, and the urban 11,918 won/year. It is expected that the results of this study can be used to prioritize economic criteria pertaining to land use when deciding on the development of conservation areas in national land planning.
