The purpose of this study is to present a housing value model of apartment based on needs dimension model on the ground of apartment s consumer needs model written by Jeon, In-Soo(2009), Jeon, In-Soo & Kim, Eun-Hwa(2009) and to see if the housing value system is generalized. The survey was conducted on college students as residents in order to see if the housing value model is generalized. The model proved appropriate to adopt and generalize the study of housing value for general residents because the coefficient of determination(R2) improved compared with the previous studies. In addition, only the housing quality value, apartment complex quality/surrounding environmental value, self-expression value had significant influence on housing satisfaction while community value, usage value and disposable value did not have any influence in terms of housing value of college students. In other words, it was revealed that college students put more emphasis on housing value for living, not for investment to improve economic value, having housing symbolism demonstrating their social status and economic power. Housing quality value had the biggest influence on housing satisfaction followed by apartment complex quality/surrounding environmental value and self-expression value. According to additional analysis on housing characteristics variables, college students felt more satisfied with their housing when they live in apartments, and for more than five years, and in Seoul.
