직할시공의 공종분류 및 공종별 최적 발주시기 제안

The Optimal Classification of Construction Work Types and Delivery Schedule for Direct Construction Control

직할시공방식은 발주자가 기존 발주자의 업무뿐만 아니라 종합적인 건설관리를 실시하는 원도급자의 역할을 병행하고 분할된 전문공종별 직접시공을 담당하는 전문건설업체와 직접계약하여 공사를 수행하는 방식이다. 공종별 분할계약으로 인한 관리 단위가 증가되고 각 공종간 간섭의 문제가 발생할 수 있다. 현재 직할시공 사업 현장에서도 발주공종의 분류기준, 공종별 최적 발주시기가 명확하게 정립되지 않아 문제점을 야기하고 있는 현실이다. 따라서 본 연구에서는 직할시공 시범사업의 현황 및 문제점을 조사하고 직할시공의 효율적 시행을 위한 공종분류 기준을 제안하는 것을 목적으로 한다.

Direct construction control method is based on, literally, the direct contract between owner and special contractors without involvement of a general contractor. The owner conducts the role of a general contactor as well as owner s original responsibility while construction works being executed by special contractors. There are a lot of interface among each work types, bring out risk for construction management. This delivery method has never been performed in the past. Therefore owner has not established the optimal delivery schedule and types of construction work. This paper aimed to figure out the problems and propose the optimal delivery schedule and types of construction work.
