The effect of the lien on the intention to bid for the bidder who participates in the real estate auction

In this study, we have verified the problem of lien that exists in real estate auction process and conducted surveys to review the alternative solution of the lien and interpreted the result. At this point, to verify the problem and to review the alternative, we have conducted surveys to 567 people who had experienced the lien during real estate auction process and analyzed the result. As the result, we found out that the bidders had difficulties to collect information to distinguish if the lien was true or not and risk elements that the reported lien might have, and they felt uncomfortable bidding if they feel it is a false lien, or the lien is reported. Therefore real estate auction system must be improved by solving the above problems that the current lien system has.
