This study deals with specializing the real estate escrow system as the preventive measure of real estate transaction accident. In order to identify current problems and to seek problem solving, a survey and analysis were conducted. One-way ANOVA, Duncan analysis and Multiple regression methods are used to prove some hypotheses. Through results of analysis, a few specialized plan is proposed. First, we need to recognize the necessity of the escrow system and expand it like the developed countries. The real estate transaction will be promoted the stability of intermediate. Second, in order to activate escrow system, real estate brokers have to play an important role in the mediation process of transaction and should expand the participation of brokers in escrow system. Third, the role of the realtor association is expanded in the activation of the escrow system. Fourth, the escrow system improvements are required for activation with government. The current open-agent-listing should be changed to exclusive-agent-listing. It should be considered, in case of using escrow, the tax exemption will be granted such benefits. Also, the introduction of professional qualification system also has to be considered.
