퍼지 집합이론을 이용한 토지 입지선정기준 제고방안 연구

The purpose of this study is to improve the flexibility of standards for selecting a land position fora real estate development project based on Chungcheongnam-do Cheonan’s golf club development project. The Boolean logic that has been frequently employed to analyze a land position in space planning hasposed problems in a loss of space information upon setting a boundary. Therefore, the purpose of this study to establish a verifying foundation by utilizing a real estate development project’s economic feasibility in a planning stage through a comparative analysis between GIS(Geographic Information System)’ Boolean Theory and Fuzzy Set Theory. To select and evaluate an appropriate candidate for areal estate development project and to find out the flexibility for a review on business value in its planning stage, forest land with a size of 636.38㎢ in Il-won, Myeongdeok-ri, Bumyeon, Cheonan-si, Chungcheongnam-do was selected to draw out legal regulations applicable to an analysis on Fuzzy Set Theory. In this study, to resolve such limitations, Geographic Information System (GIS) and Fuzzy Set Theory was employed to draw out land space to conduct an analysis, while an empirical analysis was conducted with a focus on Geographic Information System (GIS) and Fuzzy Set Theory cases in order to conducta comparative analysis and to prove a method of improve the flexibility of standards for electing a land position for a real estate development project in a scientistic, systematic, and efficient way.
