부동산경매 집행관의 역할에 관한 고찰

Study on The Role of the Real Estate Auction Bailiff

In real estate auction, the role of bailiff and survey work investigating real estate entity and the right to determine the relationship of bailiff are important to whom itaffected such as creditors, debtors or interested parties. Bailiff of work that resulted in a formal investigation business has fundamental problem. It s overall problems that iscaused by a combination of bailiff supervision of a problem, the problem of liability problems and bailiff of qualifications. To make improvement, first, we should institute qualification system of the real estate bailiffs and improve bailiff s eligibility limits and term limits. Second, reform the regulation of business from non-mandatory provision to compulsory enforcement. Third, by switching to competition system, we increase the efficiency of work and improve the quality of public service. Fourth, we shall ensure the transparency of supervision by installing the supervisory board of the estate bailiff. The last, ensure the stability and reliability of the real estate auction system by getting the sense of responsibility in site investigation work, thereby strengthening the national liability.
