In March 2009, the Korean housing market experienced a severe recession that might put the construction industry in danger of going bankrupt with the highest backlog quantity in its history, 165,641 unsold apartments all over the country recording. Especially, the city of Daegu was placed in the most serious situation with the highest backlog rate in Korea in terms of the numbers of population and household. First of all, it was the main problem that most of the unsold apartments in the city belonged to large-area ones and ones after completion which would be more likely to lead a long-term backlog. Thus, it would be required to find out an alternative to the backlog issue of unsold apartments in the city. In this regard, this study aims to investigate the backlog factors of unsold apartments in the city of Daegu and how these factors affected the housing market trends in the city. this study built up a research model using the structural equation modeling(SEM). For the SEM, SPSS and AMOS were used in this study. This study considered the experts cognition on the policy and supply factors of the backlog of unsold apartments by conducting a questionnaire survey on a group of apartment transaction experts. This study is also different from the previous studies in the fact that this study explored the effects of the backlog of unsold apartments on housing market trends using the structural equation modeling approach rather than simply analyzing the backlog factors of unsold apartments. The results from this study would provide some implications to the national or regional housing marketing policy.
