This study investigated the problems of real estate auction system derived from the survey tasks such as the current status of the real estate subject to auction. We defined ownership rights, right of occupancy, and right of lease. Also we analyzed re-sale of the goods proposed improvement ways. In auction of goods, a formal investigation would not give correct information. It causes inscrutable rights of the lease, occupancy relationship, or lien rights and furthermore leads to damage argument to the bid winner. These are caused by the wrong tasks of conveying information of goods. In order to improve auction process, we suggest that first, survey should be given a legal enforceable. Second, in the introduction of survey evaluation system, differential fees should be adjusted. Third, for smoothing research, investigators should have a force of constrained-search right.
