A Study on the Perception for Improving Sense of Community in Condominium and Rental Mixed Apartment

The Purpose of this study is to analyze the conflict case between condominium housing residents and public rental housing residents and to find out the resident’s perception for improving sense of community in condominium and rental mixed apartment. Therefore, we propose policy direction and improvements for improving sense of community in the future. The main results of the analysis are as follows. First, public rental housing residents were relatively more positive than condominium housing residents for condominium and rental mixed apartment. Second, condominium housing residents were relatively higher recognition than public rental housing residents for the sense of community, the conflict level, and the conflict management efforts. Third, public rental housing residents were relatively more positive than condominium housing residents for management of the conflict issues except rent ratio. Fourth, factors influencing the sense of community were recognized, efforts for conflict management, the appropriacy of resident’s rights, perception for condominium and rental mixed apartment, relationship between the residents, participation of rental housing residents, and the conflict level. The policy recommendations in this study include the followings; ① improvement of housing management system and legal system, ② configuration of consultative body for conflict arbitration, ③ improvement of image for condominium and rental mixed apartment, ④ change of the citizen‘s perception.
