일반철도와 고속철도 역세권개발이 지역 활성화에 미치는 영향의 구조적 분석

Structural analysis of the influence on Regional Revitalization by Railroad Station Area Development between general railroad station and high-speed rail station

This study examines how mixed development around railroad station area affect regional revitalization and residents’ quality of life. We attempt to draw strategies for railroad station area mixed-use development for betterment of residents’ well-being and quality of life. Based on different types of railroad station area development (SAD hereafter), I divided two different groups: general SAD (Wangsim-ri, and Cheongryang-ri), and high-speed rail SAD (Seoul, Yongsan, and Gwangmyeong). The research process is as follows: first, assessment indicators related to railroad station area mixed-development are synthesized based on the literature review. The results of this study indicate important points. First, transportation, information exchange, commerce and office, and residence has common impacts on regional revitalization and residents’ quality of life. Second, in the general SAD model, core mixed facilities groups (industrial business district, government buildings, etc.) does not have significant effects on regional revitalization; however, they are statistically significant in the high-speed rail SAD model.
