The purpose of this study is to give an analysis of district characteristics impact on land price changes in un-designated urban renewal projects. For this purpose, multiple regression anaylsis was performed having land price change in un-designated urban renewal projects as dependent variables and urban renewal projects characteristic as independent variables. As results of this analysis, the study shows that the variables affecting fluctuation rate of land price by un-designated urban renewal projects were analyzed as average size per parcel, government owned land rate, the period from specifying of urban renewal projects to un-designated urban renewal projects, the new road rate, planned coverage ratio, business method.
