고속도로 인터체인지 개통이 아파트 가격에 미치는 영향

북의왕 인터체인지를 사례로

The purpose of this study was to demonstrate how the opening of Interchange in 2017 on highway north Uiwang affected apartment complex prices in Foil district right next door, using data from actual transactions. The effect on apartment prices within a 1-kilometer radius around the interchange was analyzed, and the reason for the study was that the neighborhood was a development-restricted zone and there were few land transactions. The impact of transport infrastructure related to this study on the community, especially the housing market, has been mainly studied around railways, and the analysis of road-based transport infrastructure s impact on the housing market has been insufficient. This study is different from previous studies in that it actually conducted a empirical analysis of the IC of North Uiwang-si, Bukui, which was opened within the city center. With the opening of the IC of North Uiwang-si, both Cheonggye and Gwanyang districts have seen relatively tight price increases over the past five years, but the rate of increase in apartment prices in the Foil area has been the highest. According to the analysis of the factors influencing the apartment sales price around IC of North Uiwang-si, there was a characteristic that the selling price increased in housing with a high ratio of land support. It was analyzed that the closer the distance between elementary and high schools, the more the sales price, and the more the distance to Bukui Wang IC affected the real selling price. On the other hand, after analyzing the factors of influence on apartment sales prices in Uiwang, which are outside the 1km radius of the IC of Bukuiwang, we found that the higher the land support ratio and the housing price, the higher the selling price. The closer the distance between elementary and high school students, the more likely it is to increase sales prices, according to the analysis. On the other hand, the distance from IC of North Uiwang-si did not show any significant relationship.
