The purpose of this study is to examine whether the effect of land development by region in the northern, southern and western regions due to large-scale development projects and various development projects in Pyeongtaek City for 31 years from 1989 to 2019. I want to compare and analyze by grasping what is the difference. As a summary of the results of this study, all regions in Pyeongtaek City selected the fixed effect model (FE) as an appropriate model. Looking at the effect of land development through the fixed-effect model, in the case of the entire Pyeongtaek city as of the 1990s, the IMF foreign exchange crisis had a negative effect in 2001, but from 2003 to 2019. It can be seen that there is an effect of land development by having a positive effect until. However, there is a slight difference by region. In the case of the northern region of Pyeongtaek City, from 2002 to 2019, depending on the Godeok Internationalization Plan District 1, 2, and 3 stages, Godeok Samsung General Industrial Complex, Dream Tech General Industrial Complex, Brain City Development Project, etc. In the case of the southern region of Pyeongtaek, it had a negative (-) effect in 2000 due to the impact of the financial crisis, while the SRT district was opened, the Sosabeol Housing Development District, and the Pyeongtaek City Promotion City Development Project 5 Districts From 2004 to 2019, including 16 districts for private urban development projects, it is believed that the effect of urban development was shown. In the case of the western region of Pyeongtaek City, the same was negative in 2002 due to the financial crisis, and the national industrial complex development project behind the Pyeongtaek port, Hyeondeok district, Poseung district, various fatty acid complex development projects and industrial complexes for foreign companies investment The effect of land development was found to have had a positive effect from 2003 to 2019 due to the construction of Ineoyeonhansan, Oseong Industrial Complex, and West Coast Expressway.
