In the apartment auction market, real estate properties whose bid prices exceed the appraisal value is emerging. In this market, it is necessary to analyze whether the acquisition of an apartment unit through the court auction market is more profitable than the general sale market. With this situation in mind, this study investigates the factors that affect the bid price in the Seoul apartment auction market by using the characteristic variables of high-priced auction apartments where the bid price is higher than the time-adjusted appraisal value. Upon analysing, the results indicated the following. First, it was observed that the increase in the rate of declared value of apartment units, the duration of the bid, and the ​​use area had a positive (+) effect on the bid rate. Second, the number of unsold houses was found to have a negative (-) effect on the bid rate. In addition, the empirical studies on the bid rate and characteristic variables were statistically significant in the high-priced bid rate model and the integrated model, but they were not significant in the low-priced bid rate model.
