This study is to verify the value determinants of industrial real estate in a situation where knowledge industry centers and logistics centers are rapidly growing as new alternatives to real estate investment. To this end, multiple regression analysis and binary logistic regression analysis were performed by selecting factors such as regional characteristics, site characteristics, building characteristics, and auction characteristics. As a result of the analysis, both the knowledge industry center and the logistics warehouse have low traffic volume and well-equipped infrastructure, and the access distance of transportation means, which is a key factor, should be considered. It is desirable to select a place with a small number of knowledge industry centers and a large number of warehouses for the population. In addition, in the case of a logistics warehouse, an auction item with a high building-to-floor ratio and a large land area should be selected in consideration of scalability and space efficiency such as expansion/renovation. Finally, it is judged that more useful implications can be derived if research is conducted in the future to solve the limitations of the limited auction data collection in this study and to approach the actual transaction price using the appraised value as a dependent variable.
