A Study on the Characteristics of Residential Choice and Residential Movement in Station Area

Recently, small and medium-sized cities in provincial areas are on the verge of extinction due to population decline, aging population, and industrial exodus. The purpose of this study is to find out whether the population in the region of small and medium-sized cities where the high-speed railway opened is actually concentrated in the station area and the factors that cause the concentration. The subject of the study is Gimcheon-city, Gyeongsangbuk-do. From 2006 to 2019, residential movement data in the region were analyzed and a survey was conducted on the determinants and satisfaction of residential movement for residents in the station area. The results of the study are as follows. First, since the opening of the high-speed railway, residential movement in the region has been concentrated in the station area. Second, the reasons for relocation to the station area differed depending on the life cycle, occupation, and previous residential areas. Third, the relocation factors to the station area were found to be location and transportation factors rather than economic factors. Fourth, local residents perceive the station area as the center of the city in the future. Therefore, small and medium-sized cities need to promote the continuous development of the city by creating compressed cities that concentrate functions around railway stations in the future.
