The Effect of Macro Geographical Characteristics and Micro Geographical Characteristics on Settlement Consciousness in Gwanggyo New Town: Focused on The Mediating Effect of Residence Value

The purpose of this study is to analyze whether the macro- and micro geographical characteristics of Gwanggyo New Town have a significant mediated effect on settlement consciousnes and residential value. To this end, as a result of investigating the factors affecting residential satisfaction in Gwanggyo New Town, macroscopic and microscopic geographical characteristics showed a significant (+) influence on residential value and satisfaction, and residential value also showed a significant mediated effect. This study is differentiated from the research that the factors influencing residential value and residential satisfaction were analyzed by comprehensively considering the factors of geographical characteristics from a macroscopic perspective and micro perspective. It is meaningful to study that the results of this study presented institutional and practical implications for the policy design to enhance residential value, settlement consciousnes, and residential satisfaction in the future as basic data.
