아파트는 국내의 다양한 주택유형 중에서 가장 대표적인 주거 형태이며 거래비중도 가장 높다. 따라서 아파트는 주로 주거목적으로 사용되는 부동산임에도 대다수의 국민들은 아파트 시세변동에 민감하게 반응할 수밖에 없다. 또한 정부도 주거안정화를 목적으로 다양한 부동산 가격안정화 대책을 수시로 발표하고 있다. 본 연구는 아파트 가격형성에 미치는 요인들을 분석하고자 강남아파트 중 강남구 소재 아파트와 강북아파트 중 성동구 소재 아파트를 대상으로 아파트 가격형성요인을 분석하였다. 다만 아파트 가격은 건축년도에 따라 다를 수 있으므로 아파트 가격 대신에 아파트의 공시지가를 종속변수로 선정하고, 아파트 평당단가, 강남 또는 강북 소재여부, 1,000세대 이상 대단지 여부, 브랜드 가치, 재건축 연한, 세대수 등을 독립변수로 하여 다중회귀 분석을 통해 아파트 가격형성요인을 분석하였다.
The apartment is the most representative type of housing in Korea and the highest proportion of transactions. Therefore, despite the fact that apartments are mainly used for residential purposes, most of the residents are forced to react sensitively to changes in apartment prices. The government also announces various measures to stabilize real estate prices in order to stabilize housing. The purpose of this study is to analyze determinants of apartment prices in order to suggest an empirical model of apartment complex located in Southern part of Seoul, specifically in Gangnam-Gu, as well as those located in Northern part of Seoul, specifically in Seongdong-Gu.
