본 논문은 두 가지 이슈로 연구하였다. 하나는 경매에서 부동산 컨설팅의 품질요인에 영향을 미치는 독립적 요인에 대한 연구이며, 다른 하나는 컨설팅서비스 품질이 경매투자활성화에 미치는 영향에 관한 것이다. 독립적 요인은 외부 및 내부 환경, 투자 장애, 정보신뢰의지이며, 매개변수로인 컨설팅서비스품질이 경매투자만족에 영향을 미치는지 알아보았다. 또한 부동산을 상업용 부동산, 주거용 부동산 및 토지 등 유형별로 분류하여 독립 요인이 부동산유형별로 컨설팅의 품질요인에 다르게 영향을 미치는지 연구하였다. 연구 결과 컨설팅 서비스가 부동산 유형별로 만족도가 다르게 나타났는데 이는 부동산 경매 활성화를 위하여 부동산 유형별로 서로 다른 전략으로 접근하여야 한다는 것을 시사하고 있다.
In this study we have two topics to research. One is a study of independent factors affecting the quality of consulting for real estate at auction, and the other is one of the consulting service quality affecting investment activation such as enhancement of investor’s satisfaction. The independent factors consist of External and Internal Environment, Investment Barrier, willingness to trust market information, the quality of consulting’s IMS (information management system), and reliability and capability of consulting services. Moreover, we study how independent factors affect the quality of consulting by the types of real estate, Commercial properties, Residential properties and Land. The research results are for implementing a strategy by the types of real estate to revitalize the real estate auctions.
