Variation of Apartment Housing Price Affected by the Line Attributes of Seoul Metropolitan Urban Railway System

수도권 도시철도의 노선 속성에 따른 공동주택 가격변화에 관한 연구

본 연구는 수도권 지역을 대상으로 도시철도의 노선특성이 공동주택가격에 미치는 영향을 분석하였다. 노선특성 분석의 결과, 서울내부운행이 광역운행보다 가격에 정(+)의 영향이 있는 것으로 나타났다. 주요목적지(CBD, GBD)를 경유하는 노선일수록 주택가격에 정(+)의 영향이 있는 것으로 나타났다. 이를 통해 본 연구는 다음과 같은 시사점과 기여를 가진다. 우선 노선의 특성이 미치는 영향이 지역마다 다르게 나타나며, 주택가격에 미치는 영향을 분석했다는 점에서 학술적 기여점이 있다. 특히 기존의 연구에서 대상으로 한 특정 노선이나 일부 지역만이 아닌 수도권 전체를 연구범위로 가지고 수도권의 전체 도시철도 라인을 분석하였다는 점에서 기존 연구결과보다 포괄적이고 보편적인 연구결과를 도출하였다는데 의의가 있다.

This study analyzed the impact of line attributes on apartment prices in the Seoul metropolitan region. As a result of line attributes analysis, it was found that internal operations in Seoul had a positive effect on prices rather than wide-area operations. It was found that routes passing through major destinations (CBD, GBD) had a positive effect on housing prices. Through this, this study has the following implications and contributions. First of all, the impact of line attributes varies from region to region, and there is an academic contribution in that the effect on housing prices was analyzed. In particular, it is meaningful that it derived more comprehensive and universal research results than existing research results in that it analyzed the entire metropolitan area with the entire metropolitan area as a research range.
