부동산거래 전자계약시스템 특성이 이용의사에 미치는 영향

Effect of Real Estate Transaction Electronic Contract System Characteristics on Intention to Use: Mediating effect of perceived usefulness and ease of use

이 연구의 목적은 부동산 전자계약시스템의 특성이 이용의사에 미치는 영향 관계와 그 영향관계에서 인지된 용이성과 유용성은 매개효과가 있는지를 검증하는 것이다. 분석결과, 부동산거래 전자계약시스템특성 중 보안성과 경제･지속성은 개업공인중개사의 이용의사에 정(+)의 영향관계가 확인되었다. 또한 보안성과 이용의사의 영향관계에서 인지된 용이성과 유용성은 매개효과가 검증되었다. 분석결과를 토대로한 정책적 제언은 다음과 같다. 첫째, 부동산거래 전자계약시스템의 이용활성화를 위해서는 시스템의 보안성이 개선되어야 한다. 둘째, 현재 비대면 계약을 하는 경우 불편한 점과 전자계약시스템 이용시 절차가 복잡한 점 등을 개선하여야 한다. 셋째, 개업공인중개사의 전자계약시스템 활용도를 높이기 위해서는 중개업무가 보다 쉽고, 신속하고 유용하며, 업무성과를 향상시키는 시스템으로 보완되어야 한다. 끝으로, 부동산거래 전자계약시스템에 대한 개업공인중개사 뿐만아니라 국민들을 대상으로 이러한 시스템 도입 취지 및 활용필요성에 대한 대국민 홍보가 요구된다.

The purpose of this study is to verify whether the relationship between the characteristics of the real estate electronic contract system on the intention to use and the perceived ease and usefulness have a mediating effect. As a result of the analysis, among the characteristics of the real estate transaction electronic contract system, security, economy, and sustainability were confirmed to have a positive (+) influence on the intention to use real estate brokers. Also, the mediating effect of perceived ease and usefulness in the relationship between security and intention to use was verified. Policy recommendations based on the analysis results are as follows. First, in order to activate the use of the real estate transaction electronic contract system, the system security must be improved. Second, it is necessary to improve the inconvenience of the current non-face-to-face contract and the complicated procedure when using the electronic contract system. Third, in order to increase the utilization of the electronic contract system of real estate brokers, it should be supplemented with a system that makes brokerage work easier, faster and more useful, and improves business performance. Finally, publicity on the purpose of introducing such a system and the necessity of its use is required for the public as well as real estate brokers in the real estate transaction electronic contract system.
