인구구조 관련 변수들의 영향력을 분석한 결과, 합계출산율이 높은 시기에 거래된 아파트일수록 가격은 더 낮아지는 것으로 나타났다. 초산 연령의 경우에도 초산 연령이 높은시기에 거래된 아파트일수록 가격은 더 낮아지는 것으로 나타났다. 1인 가구 비율은 아파트 거래 가격에 부의 영향을 2인 가구 비율은 아파트 거래 가격에 정의 영향을 주는 것으로나타났다. 1인 가구가 많다는 의미는 미혼 또는 학생 등의 가구 비율이 높다는 것을 의미하는데 1인 가구가 많이 늘어나는 시기에 거래된 아파트일수록 거래 가격이 하락하는 경향이있음을 말해준다. 이와는 반대로 2인 가구가 많이 입주하는 시기에 거래된 아파트일수록가격이 상승할 가능성이 높다는 사실이 밝혀졌다. 노인 비율은 아파트 거래 가격에 유의한영향을 주지 못하는 것으로 나타났지만 60대가 많이 입주한 시기에 거래된 아파트일수록가격이 더 높아지는 경향을 보이고 있었다. 그리고 60대 연령의 입주 비중이 높고 이들의거래가 집중적으로 일어나는 시기의 아파트 가격이 상승하는 현상은 주로 고가격의 아파트단지인 것으로 밝혀졌다.

In addition, it was found that the high proportion of people in their 60s moved in and apartment prices rose during the period when their transactions were concentrated, mainly in high-priced apartment complexes. These results suggest that changes in fertility rates and demographic structure have a significant impact on apartment prices in new cities. Therefore, it seems important to predict changes in the fertility rate and demographic structure of the region when deciding on apartment supply policies to prevent soaring apartment prices.
