A Study on the Problems and Improvement Plans of Officetel Buildings: Focusing on officetels in Daegu City built after the 2000s

오피스텔은 현대사회의 복잡하고 다원적인 특성을 반영한 복합건물 중 하나로 특히 주목받고 있다. 본 연구에서는 오피스텔이 시대에 적합한 주거형태임을 인식하고 '1인 또는 2인 가구'에 대한 새로운 수요를 수용할 수 있는 도심 주거공간을 제안하고 '오피스텔'에 대한 계획방향과 지침의 근거를 모색하고자 하였다. 이 과정에서 소비자의 특성과 라이프스타일 변화에 대한 개념적 분석, 오피스텔을 중심으로 한 문헌연구와 사례연구, 주거요소의 중요성에 대한 소비자와 전문가들의 인식의 주거공간 수요, 본 연구를 통해 향후 양질의 만족도로 사용자와 전문가를 중심으로 한 기획요소의 성향을 반영한 지역오피스텔 설계에 활용될 수 있는 기반이 마련될 것으로 기대된다. 연구의 범위는 대구지역에 2000년 이후에 지어진 오피스텔 중 단층건물로 공간적, 시간적으로 한정되었다. 이것은 2004년 오피스텔에 대한 규제가 강화된 점을 제외하고는 규제가 완화되고 있고, 최근 신축된 시설은 현대인의 다양한 니즈를 최대한 반영하고 있기 때문이다.

In this study, these officetels are one of the mixed-use buildings that well reflect the pluralistic and complex characteristics of the current society, and are being constructed particularly remarkably. Recognizing that it is a suitable type of housing, we propose that it is a downtown residential space that can accommodate the new demand class of 'one-two-person households', and seek the basis for planning directions and guidelines for 'officetel'. In this process, through conceptual analysis on the characteristics and lifestyle changes of consumers, literature research and case studies centered on 'officetel', and demand for residential space of consumers and experts' recognition of the importance of residential elements, It was intended to derive research results on officetels. Through this study, it is expected that the foundation will be prepared that can be used in the design of regional officetels reflecting the propensities of planning elements centered on users and experts with high quality satisfaction in the future. The scope of the study was spatially and temporally limited to single-block buildings among officetels built after 2000 in the Daegu area. This is because, with the exception of the strengthening of regulations on officetels in 2004, regulations are being eased, and the recently built facilities reflect the diverse needs of modern people as much as possible.
