오피스텔 내부시설 및 입지특성이 주거만족도와 재계약의사에 미치는 영향 - 1∼2인 임차인 가구를 중심으로 -

A Study on the Importance of Tax Policy in Real Estate

최근 1인 가구의 증가와 아파트 거주 시 과도한 주거비 부담으로 오피스텔 거주에 대한관심이 꾸준히 높아지고 있다. 이로 인해 오피스텔의 공급은 급격히 증가하였지만 오피스텔주거만족도 및 개선방안에 대한 연구는 여전히 미흡한 실정이다. 이에 본 연구에서는 최근 택지개발사업으로 인해 오피스텔 거래가 활발하게 이루어지고 있는 서울시 강서구 일대의 오피스텔 임차인의 주거만족도 결정요인을 분석하고, 내부시설 및 입지특성이 주거만족도와 재계약의사에 미치는 영향을 알아보고 재계약의사를 높이기 위한 개선방안에 대해 제언하였다. 오피스텔 관리는 「집합건물의 소유 및 관리에 관한 법률」이 적용됨에 따라 용도와 규모에 맞는 구체적인 법 규정의 부재로 인하여 많은 문제점들에 노출되어 왔다. 이와 같은 문제를 보완하고 오피스텔 주거만족도에 관한 보다 실질적인 개선방안 모색을 위한 발전적인 방향제시및 기초자료를 제공하고자 한다.

Owning to the recent increase in one-person households and the excessive burden of housing expenses for apartment dwelling, interests in officetel dwelling have constantly been increasing. Therefore, this study attempted to analyze the housing satisfaction determinants of officetel tenants. And it attempted to investigate the correlation between housing satisfaction and the intention of renewal and suggested the improvement plan to raise officetel tenant' intention of renewal. Especially focus on officetel interior facility factors and locational environment factors. This study attempted to analyze the housing satisfaction determinants of officetel itself differentiated from other types of housing and discussed more efficient officetel development and management through the correlation between housing satisfaction and the intention of renewal.
