서울시 주택재개발사업의 기반시설 순부담률이 사업성에 미치는 영향에 관한 연구

Housing redevelopment projects have been a major means of supplying new homes in established cities, as well as improving the residential environment by improving the functions of infrastructure such as roads and parks. The Seoul Metropolitan Government stipulates the minimum infrastructure net burden rate standards that project operators should provide as infrastructure through the 2007 Guidelines for the Management of Use Areas, etc. Meanwhile, since the 2008 financial crisis, the business feasibility of the housing redevelopment project has declined and business interruptions have been occurring. However, the net burden rate standard is applied in the same way as before, which puts an increasing burden on the project operator to carry out the project. Therefore, this study intends to analyze the effect of infrastructure net burden rate on the feasibility according to the change of infrastructure burden in housing redevelopment project.
