A Study on the Problems and Policy Alternatives of Deteriorated Store and Mixed-use Housing in Residential Development District

Rapid economic growth since the 1970s has led to overcrowding in the metropolitan area. With the influx of population that occured centering around Seoul, it experienced the overcrowding and a big jump in the price of real estate from the mid 2000's, which resulted in the first new towns and housing site development districts being built, focusing on the mass supply of apartment houses in order to accommodate the population flowing into Gyeonggi-do. Now, more than twenty years later, due to the deterioration of housing and infrastructure and the change of people's perception of the living environment and the changing economic conditions, residents' discomfort is escalating. This study analyzed the problems of old residential buildings combined with stores based on its characteristics and the importance and satisfaction surveys affecting the residential satisfaction of local residents, and, based on this, discusses effective urban restoration policy alternatives for old residential buildings with stores located in the existing housing site development district for the future. Residential space is no longer just a place to sleep and raise a family. Residential spaces are the base of education, leisure, culture and economic activity, and the basis of our lives. In that respect, the urban restoration plan of the existing neglected housing site development district would mean a lot. Residents will be able to enjoy an improved quality of life in a better environment and the existing housing site development district will create value for itself and design the future.
