Necessity of Commercial Gentrification measuring: Focused on Eunpyeong-Gu, Korea

Gentrification is a phenomenon that has both positive and negative effects on cities, and it is not a social problem that must be prevented, but one that must be dealt with in order to prevent negative effects. In other words, responding too quickly to prevent the negative impact of gentrification could prevent urban renewal or regional revitalization. In this regard, the time to apply preemptive measures to prevent negative problems of gentrification is important. Therefore, in this study, the progress of gentrification was measured by focusing on the positive effects of commercial gentrification, and empirical analysis was conducted on Eunpyeong-gu, the commercial district, before negative effects occurred.
