노후공동주택 거주민의 재건축과 리모델링 방식에 관한 선호도 비교분석

Comparative Analysis of Preference Intentions on Reconstruction and Remodeling Methods in Deteriorated Apartment Housing: Focused on Byeolvit Maeul, Hwa-jung, Go-yang City

Since the 1970s, Korea has supplied a large amount of multi-family housing since the 1980s to cope with the demand for rapid urbanization, and the need for maintenance and renovation of housing was raised over time. By the mid-1990s, the old multi-family housing was renovated as a reconstruction project, which is a complete demolition method. However, as the possibility of reconstruction increased in the 2000s, remodeling was in the spotlight as an economically and environmentally sustainable maintenance policy. If Korea's housing supply pattern has previously focused on expanding space using the creation of new towns or new towns, it is being developed into discussions to refurbish and utilize the previous urban spaces, and as apartments supplied in the early 1980s are aging, efficient apartment management can be an important task of housing policy in the future. The reason why remodeling is being actively discussed as an alternative to apartment reconstruction is because it is seen as a way to extend the life of buildings and recycle them. Remodeling will play an important role in urban readjustment in terms of reducing the economic burden on residents, recycling resources and easing of dense development. Considering that full-scale development of reconstruction-oriented areas is not easy, and that awareness of environmental protection and energy conservation will spread, demand for remodeling is expected to increase in the future. Reflecting the current development conditions and changes in housing demand, it is necessary to take a comprehensive look at the residents' perception and business method preferences in order to ensure effective apartment maintenance. Therefore, in this study, the preference for reconstruction and remodeling and the degree of housing satisfaction are investigated for residents of old multi-family housing to compare and analyze the differences in the causes of the impact of satisfaction on each business method.
