A Study on the Selection of Gentrification Diagnostic Indicators for Urban Regeneration Area.: Focused on the Case of the 4.19 Central Urban Regeneration in Gangbuk-gu

This study intends to efficiently diagnose gentrification and suggest measures for monitoring each stage through the example of the construction of the gentrification management system of the 4.19 Urban Regeneration Project. In particular, it was intended to analyze the impact of urban regeneration projects and other related projects on the commercial area, to establish a specialized index system applicable to local spatiality, and to provide a continuous and systematic local gentrification management manual through the use of the developed index system. In order to select more objective indicators and prevent overdiagnosis and misdiagnosis, objectivity of diagnosis was secured through surveys of various classes with expert F.G.I. In the future, the urban regeneration entity or local government should prepare institutional and win-win countermeasures according to the stages of gentrification that can be derived from this diagnosis process, such as interest, caution, alertness, and risk, so that it can be managed in a preemptive manner. In order to implement it, continuous monitoring of gentrification should be made through the formation of an 'Indicator Evaluation Group' and a 'Response Consultative Group' in the region.
