미시적인 초등학교 통학환경이 주택가격에 미치는 영향

Effect of Microscopic Elementary School Commuting Environment on Housing Price: Focused on Mok-dong and Cheonggye-dong, Hwaseong-si, where Elementary School Students are Concentrated

최근 초등학생의 통학 안전 문제가 대두되고 있으며, 이에 대한 연구가 필요한 상황이다. 그러나 초등학교 통학환경은 주로 집과 학교간의 직선거리를 통한 접근성 중심으로 연구가 진행되어 왔으며, 미시적인 통학환경이 주택가격에 미치는 영향을 다룬 연구는 부족하다. 이에 본 연구는 미시적인 초등학교 통학환경이 주택가격에 미치는 영향을 분석하는 것을 목적으로 한다. 이를 위하여 통학환경을 독립변수, 주택가격을 종속변수로 하는 다중회귀분석을 활용하였다. 연구의 대상은 초등학생 비율이 가장 높은 화성시의 목동과 청계동에 있는 27개 아파트 단지의 324개 동으로 설정하였으며, 분석자료는 2021년 7월 16일부터 2021년 7월 21일까지 네이버 부동산에 등록된 882개의 매물 자료를 사용하였다. 분석결과를 정리하면 다음과 같다. 첫째, 도보 거리가 늘어나면 주택가격은 감소하였다. 둘째, 초등학교 통학을 위하여 횡단이 필요하면, 주택가격은 감소하였다. 셋째, 횡단해야 하는 도로가 넓어질수록 주택가격은 감소하였다. 넷째, 자전거의 속력이 빠른 자전거도로가 통학로에 존재하는 경우에는 주택가격이 감소하였다. 이 같은 결과를 종합하면, 미시적인 초등학교 통학환경은 주택가격에 영향을 미친다. 특히 교통안전과 관련한 변수들이 주택가격에 많은 영향을 미쳤으며, 향후의 단지계획, 공동주택 배치 과정에서 이를 고려하여야 한다.

Recently, the issue of commuting safety for elementary school students is emerging, and research on this issue is necessary. However, research on the elementary school commuting environment has been mainly focused on accessibility through the straight-line distance between home and school, studies on the effect of microscopic commuting environment on housing prices are insufficient. Therefore, the purpose of this study is to analyze the effect of microscopic elementary school commuting environment on housing price. For this purpose, multiple regression analysis was used with the commuting environment as the independent variables and the housing price per unit area as the dependent variable. The subjects of the study were 324 apartment buildings in 27 apartment complexes in Mok-dong and Cheonggye-dong, Hwaseong-si, which have the highest ratio of elementary school students to the population. For the analysis data, 882 houses for sale registered in Naver real estate platform from July 16, 2021 to July 21, 2021 were used. The analysis results are summarized as follows. First, as the walking distance to the school increased, the housing price decreased. Second, if crossings were necessary for commuting to elementary school, housing prices decreased. Third, the wider the road to cross when commuting to school, the lower the housing price. Fourth, if a bicycle road with high bicycle speed exists in the commuter road, the housing price decreased. Summarizing these results, the microscopic elementary school commuting environment affects housing prices. In particular, variables related to traffic safety have a great influence on housing prices, and this should be considered in the site planning and apartment building arrangement process.
