개업공인중개사의 서비스 품질이 재방문 의도에 미치는 영향

The Effect of Service Quality of Licensed Real Estate Agents on Revisit: In the Seoul area

우리나라는 그동안 급속한 경제 성장과 부동산의 도시화 및 상품화·소유화로 시장의 규모는 지속적으로 증가해 왔고, 부동산 거래 대부분을 개업공인중개사가 담당하고 있다. 이로 인해 고객의 입장에서 신뢰성을 갖춘 전문자격사로서의 역할을 충실히 해주기를 바라고 있으며, 개업공인중개사의 서비스 품질개선 및 업무역량 강화 등을 요구하는 시대적 상황에 와 있다. 따라서 다음과 같이 제안하고자 한다. 첫째, 개업공인중개사는 최근 부동산 법률정보 등의 역량강화 및 전문성을 높여야 한다. 둘째, 취득, 보유, 처분 등에 관한 모든 상담이 가능한 토탈서비스 품질을 제공할 수 있도록 책임감을 갖춘 신뢰성 있는 전문가로 거듭나야 한다. 셋째, 법률적⸱제도적 개선책 도입으로 전문가로서의 위상을 높이고 신뢰성을 획기적으로 높이기 위해 중개수수료의 일정부분을 손해배상기금으로 적립하는 제도적 도입이 필요하다, 넷째, 임대차 거래시 임차인의 권리분석을 위해 마련된 조세열람 권한을 개업공인중개사에게 위임하고, 물건분석 및 미납 조세열람 파악 등에 대한 권리분석료가 지불되어야 한다. 향후 연구에서는 수도권 및 전국을 대상으로 추가적인 연구와 다양하고 세분화된 변수들을 찾아 연구가 진행된다면 더욱 의미가 있을 것이라 기대된다.

In Korea, the size of the market has continued to increase due to rapid economic growth, urbanization, commercialization, and ownership of real estate, and most of the real estate transactions are handled by licensed real estate agents. As a result, it is hoped that it will faithfully play a role as a reliable professional qualifier from the customer's point of view, and it is in an era where it is required to improve the service quality and strengthen work capabilities of licensed real estate agents. Therefore, I would like to propose as follows. First, licensed real estate agents should strengthen their capabilities and expertise in recent real estate legal information. Second, it is necessary to be reborn as a reliable expert with a sense of responsibility so that all consultations on acquisition, possession, and disposal can provide total service quality. Third, it is necessary to introduce an institutional system to accumulate a portion of brokerage fees as a compensation fund in order to increase the status and reliability of experts by introducing legal and institutional improvement measures. Fourth, rights analysis fees for analyzing goods and identifying unpaid tax records should be paid. In future studies, it is expected to be more meaningful if additional studies and studies are conducted in the metropolitan area and across the country by finding various and subdivided variables.
