부동산산업 활성화를 통한 지역고용 창출

Regional Job Creation in Real Estate Industry: Focus on the Younger Generation in Daejeon Region

청년 일자리창출 문제는 우리사회가 해결해야 하는 가장 어려운 현안 중 하나로 중앙정부와 지방자치단체는 청년 인턴사업 등 청년일자리창출을 위한 정책을 최우선으로 추진하고 있다. 그럼에도 불구하고 우리나라 청년실업률은 2011년 7.5%, 2012년 8%, 2013년 8.5%, 2014년 1월 8.7%, 2014년 2월 10.9%로 증가추세에 있다. 본 논문은 부동산산업 분야에서 청년실업 문제해소를 위한 시사점 제시를 목적으로 하였다. 부동산산업은 건설․건축 및 부동산 서비스 분야로서 국가 경제에서 매우 중요한 위치를 차지하고 있다. 특히 사회간접자본(SOC)인 철도, 지하철, 도로, 광역권내 도시건설, 과학벨트 건설 등 대형 프로젝트는 국가가 주도적으로 하고 있는 정부사업으로 부동산시장에서 거래되는 상품은 공공재 성격이 매우 강하여 경제성장 및 고용창출과 연관성이 커 경제적 파급효과가 매우 크다고 볼 수 있다. 이런 점에서 부동산 개발이 고용창출에 영향을 미치고 있으며 지역성장에 긍정적인 요인으로 나타나 향후 청년실업 문제를 해소하는 토대가 될 것으로 보여 부동산산업의 지속적인 투자와 육성을 위한 새로운 전략들이 모색되어야 한다.

The job creation problems in young people are one of the society's hardest policies to solve. Central and local government are carrying out policies of the younger generation's job creation as top priority. However, unemployment rate of young people is increased from 7.5% in 2011 to 8.5% in 2013. This paper analyzes the effect on job creation in real estate industry using questionnaire survey and provides policy implications to solve unemployment of young people in real estate industry. Real estate industry plays an important role as construction, architecture, and real estate services part in national economy. Specially, Social overhead capital such as rail road, subway, road, urban construction in metropolitan area, science belt construction, and so on is Nation-led huge projects for job creation. The commodity transacted in real estate market represents characteristics of public good and influences large economic effect on economy growth and job creation of regional development. This paper shows that real estate development influences job creation and that job creation affects regional growth. This paper also proposes that policy pursues continuous investment and new strategy of real estate industry to decrease unemployment rate of the younger generation.
