임차인의 주거만족도와 재계약 의도에 관한 연구

A Study on Tenants’ Housing Satisfaction and Intention to Renew Their Contract: Focusing on tenants living in non-apartments in the metropolitan area

아파트가 보편화되기 이전부터 있었던 단독·다가구, 연립·다세대 등 비아파트의 경우 아파트에 비해 매매수요보다 임대수요의 비중이 높은 특성을 보이고 있다. 하지만, 최근 비아파트를 중심으로 전세사기 피해 사례가 증가하면서 월세 선호현상이 두드러짐에 따라 임차인들의주거비 부담이 가중되어 주거 불안이 심각한 상태이다. 따라서 본 연구는 비아파트에 거주하고 있는 임차인들을 대상으로 주거선택 시 중요도와주거만족도를 분석하고, 주거만족도가 재계약 의도에 미치는 영향을 분석하였다. 그 결과, 첫째, 비아파트를 임차할 때 임대료와 임대보증금을 가장 중요하게 생각하는 것으로 나타났다. 그만큼 경제적인 부분이 많은 영향을 주는 것으로 나타났다. 둘째, 입지요인과 건물요인의 주거만족도가 높게 나타났다. 이는 최근 비아파트도 우수한 입지와 생활의 편의성, 인테리어 트렌드를 결합한 주거공간으로 탈바꿈하고 있기 때문인 것으로 보여진다. 셋째, 재계약의도에 영향을 주는 요인은 내부요인으로 나타나 임차인이 거주하면서 느끼는 편안함이 계속 살고 싶게 하는 것으로 나타났다. 따라서, 비아파트 임차인들이 임대보증금을 안전하게 회수할 수 있는 보완 장치가 마련된다면 임차인들의 만족도를 더 높여 재계약으로 이어질 것이다

In the case of non-apartments, such as single-family homes, multi-family homes, townhouses, and multi-family homes, which existed before apartments became popular, rental demand is higher than sales demand compared to apartments. However, with the recent increase in cases of rental fraud, especially in non-apartments, the preference for monthly rent has become more pronounced, increasing the burden of housing costs on tenants, leading to serious housing instability. Therefore, this study analyzed the importance and housing satisfaction when choosing housing for tenants living in non-apartments and analyzed the impact of housing satisfaction on intention to renew the contract. As a result, first, it was found that rent and rental deposit were considered most important when renting a non-apartment. It turns out that the economic aspect has a lot of influence. Second, residential satisfaction with location and building factors was found to be high. This seems to be because Via apartments have recently been transformed into residential spaces that combine excellent location, convenience of living, and interior design trends. Third, the factors affecting the intention to renew the contract were internal factors, and it was found that the comfort that tenants feel while living there makes them want to continue living there. Therefore, if a supplementary device is provided to allow non-apartment tenants to safely collect their rental deposits, it will further increase tenant satisfaction and lead to renewal of contracts.
