워크스코어와 보행환경에 대한 인식의 주택가격과의 연관성

Association Between Walk Score, Perception of the Pedestrian Environment, and Housing Prices

본 연구는 워크스코어와 보행환경에 대한 인식의 주택가격과의 상관성을 살펴보았다. 연구대상은 대구광역시에 거주하는 18세 이상의 성인을 대상으로 하여 2022년 10월 12일부터 11월 8일까지 설문조사를 실시하였고, 총 347부의 유효응답 회수하여 분석에 활용하였다. 워크스코어 값은 ArcGIS를 활용하여 응답자의 거주지를 대상으로 산출하였고, 보행환경에 대한 인식은 편의성, 연결성, 안전성, 편안함 등의 4대 부문의 16개 항목을 대상으로 설문조사를 통해 수집하였다. 분석방법으로는 공간회귀모형을 활용하였다. 분석결과, 워크스코어는 주택가격과 양(+)의 상관성을 보이는 것으로 나타났다. 또한 보행환경의 인식의 경우, 다양한 시설이 많을수록 주택가격은 증가하는 것으로 나타난 반면, 보행장애물로 인해 보행 시 불편함을 느낄수록 주택가격은 하락하는 것으로 나타났다. 한편 보행 시 안전하다고 느낄수록 주택가격은 상승하는 것으로 나타났다. 본 연구는 외국의 주요 국가에서 보행친화지수로 활용되고 있는 워크스코어와 주택가격 간의 상관관계를 살펴보았다는 점에서 의미가 있으며, 주택가격을 결정하는 요인으로 보행환경의 인식을 살펴보았다는 점에서 의의를 가진다.

This study examined the association between walk score, perception of the pedestrian environment, and housing prices. The survey was conducted among adults aged 18 and older ling in Daegu from October 12 to November 8, 2022. A total of 347 responses were collected and used for analysis. Walk scores for respondents’ home addresses were calculated using ArcGIS, and perception of the pedestrian environment were collected from a survey. The spatial regression model were used for the analysis. The results showed that walk score was positively correlated with housing prices. In the perception of the pedestrian environmental variables, housing prices found to be associated with various facilities(+), pedestrian obstacles(-), security facilities(+). This study is significant in that it examined the correlation between walk score and housing prices, and further considered perception of the pedestrian environment as a determinant of housing prices.
