Study on Factors Influencing the Leasing Decision of Logistics Centers in the Seoul Metropolitan Area

이커머스와 배송 서비스의 확대로 인해 물류센터의 중요성이 커지고 있다. 화주기업에게 있어 물류센터 선정 요인은 효율적 물류관리와 기업 성과에 핵심적인 영향을 미친다. 이에 본 연구는 물류센터 임대에 영향을 미치는 요인을 도출하고 이러한 요인이 물류 의사결정 수준과 기업성과에 어떤 영향을 미치는지를 분석하는 데 목적이 있다. 본 연구에서는 이론적 검토, 가설 설정 및 실증 검증을 포함하는 분석 구조로 진행하였다. 물류 및 유통전문가들을 대상으로 설문을 진행하여 데이터를 수집하였으며, 매개효과 분석을 사용하여 가설을 검정하였다. 연구 결과, 입지, 물류시설, 건축시설 및 외부환경 요인이 물류센터 임차 결정에 중요한 영향을 미친다는 것을 밝혀냈다. 또한, 물류센터 선택에 대한 전략적 및 운영적 의사결정수준과 기업의 경영성과에 유의한 영향을 미치는 것으로 나타났다. 이러한 분석을 통한 시사점은 화주들은 물류센터의 임대 시에 세밀하고 철저한 분석과 검토를 통해 임대결정을 하여야 한다는 강조할 수 있다.

Purpose: T his s tudy a nalyzed t he f actors i nfluencing t he s election o f logistics c enters for leasing and their impacts on the performance of a firm in metropolitan areas. Understanding these determinants is crucial for efficient logistics management, given the growing importance of logistics centers because of the expansion of e-commerce and delivery services. Research design, data, and methodology: This research was conducted using a structured approach that included a theoretical review, hypothesis formulation, and empirical verification. Data were collected through a survey targeting logistics and distribution experts, and the hypotheses were tested using mediation effect analysis. Results: The geographic location, logistics facilities, architectural features, and external environmental factors significantly impact leasing decisions. These factors also have significant effects on strategic and operational decision-making as well as corporate performance. Conclusions: The choice of logistics centers significantly affects strategic and operational decision-making levels and the management performance of a company. The implications of this analysis suggest that shippers should conduct a detailed and thorough analysis and review when making leasing decisions for logistics centers.
