An Analysis of the Impact of Neighborhood Environment on Public Housing Residents' Perception of Social Mix : Focusing on the Mediating Effect of Social Capital

This study analyzed the mediating effect of social capital on the relationship between the neighborhood environment and perceptions of social mix among public rental housing residents. Using the “2021 Seoul Public Rental Housing Tenant Panel Survey” conducted by the Seoul Housing and Communities Corporation, the pathways were verified through hierarchical regression analysis and Baron and Kenny's mediation effect analysis. The analysis results showed that: 1) the neighborhood environment, consisting of community facilities within the complex and satisfaction with accessibility to external neighborhood environments, had a significant impact on perceptions of social mix; 2) it also had a significant effect on social capital; 3) social capital significantly influenced perceptions of social mix; and 4) community facilities within the complex and accessibility to external neighborhood environments had a partial mediating effect of social capital in the relationship with perceptions of social mix. These results suggest that the neighborhood environment creates differences in the formation of social capital among residents, which in turn affects their perceptions of social mix.
