물류부동산 ESG 경영활동과 임차인행동에 관한 연구 - 경영활동 수준별 고객가치의 매개효과를 중심으로

A Study on the ESG Management activities and Tenant Behavior of Logistics Real Estate : Focusing on the mediating effect of customer value by level of management activities

본 연구의 목적은 물류부동산 임대인의 ESG 경영활동이 임차인 행동에 미치는 영향력을 검증하며, ESG 경영활동 수준별 고객가치의 매개효과를 실증분석 하였다. 이를 통해 물류부동산 ESG 경영활동 및 고객가치 경영의 중요성을 인식시키고, 물류부동산의 운영수익 개선과 자산가치 향상방안을 제시하고자 하였다. 가설수립과 입증에 필요한 질적 연구방법은 이론 및 선행연구를 고찰하였고, 연구모형에 필요한 주요변수와 데이터는 선행연구 자료를 인용하였다. 양적 연구방법은 t-test 분석 및 SPSS process macro model4 를 사용한 다중회귀분석을 통하여 연구모형을 실증분석하였다. 연구 결과, 첫째, 조절변수인 임대인의 ESG 경영활동 수준(전체집단/낮은집단/높은집단)에 따라 통계적으로 유의미한 차이가 있음을 확인하였다. 둘째, 임대인의 ESG 경영활동이 임차인 행동에 영향을 미치는 독립변수는 지배구조 활동 > 사회적 책임 순으로 나타났으며, ESG 경영활동 수준별로 차이가 있음을 확인하였다. 셋째, 임대인의 ESG 경영활동이 매개변수인 고객가치의 매개효과에 따라 임차인 행동에 통계적으로 유의미한 영향을 미치는 것으로 나타났으며, ESG 경영활동 수준별로 차이가 있음을 확인하였다.

The purpose of this study is to verify the influence of ESG (Environmental, Social, and Governance) management activities of logistics real estate lessors on tenant behavior, and to conduct an empirical analysis of the mediating effect of customer value according to different levels of ESG management activities. Through this, the study aims to raise awareness of the importance of ESG management activities and customer value management in logistics real estate, while proposing strategies for improving operational income and enhancing asset value. For the qualitative research methods required for hypothesis development and verification, theoretical reviews and prior studies were examined, and the main variables and data needed for the research model were cited from existing literature. The quantitative research methods involved empirical analysis of the research model through t-tests and multiple regression analysis using SPSS Process Macro Model 4. The study results are as follows: First, it was confirmed that there is a statistically significant difference depending on the level of the moderating variable, the lessor's ESG management activities (total group/low group/high group). Second, the independent variables influencing tenant behavior were ranked in the order of governance activities > social responsibility, and differences were observed depending on the level of ESG management activities. Third, it was found that the lessor's ESG management activities had a statistically significant impact on tenant behavior through the mediating effect of customer value, with differences confirmed according to the level of ESG management activities.
