노후 아파트의 활용 계획안 - 개포주공6단지를 중심으로

A Study for the Utilization of Old Apartments : Focusing on Gaepo Jugong Complex 6

우리나라 주거 형태의 절반 이상을 차지하는 아파트는 현대 도시 주거의 대표적인 유형으로 자리 잡고 있다. 그러나 이러한 아파트가 주거 공간으로서 가지는 건축적 잠재성에 대한 논의는 상대적으로 미흡한 실정이다. 특히, 건축된 지 20~30년이 경과한 아파트는 '노후 아파트'로 분류되며, 주로 재건축의 대상으로 간주되고 있다. 본 연구는 이러한 노후 아파트의 활용 가능성에 대해 모색하고자 개포주공 6단지를 사례로 기존 아파트 구조를 재활용하는 방안을 중심으로 논의한다. 이를 통해 고정된 형태로 정체된 건축이 아닌, 시간의 흐름에 대응하며 변화할 수 있는 유연한 주거 공간의 가능성을 제시하고자 한다.

Apartments constitute more than half of the residential housing in South Korea, serving as a dominant form of urban dwelling. However, apartments that are 20 to 30 years old are often classified as “aging apartments” and predominantly considered targets for redevelopment. This study explores potential strategies for utilizing aging apartments, focusing on the Gaepo Jugong Complex 6 as a case study. It examines ways to repurpose the existing structures of these apartments, proposing a shift from static, time-bound architecture to flexible living spaces that adapt to temporal changes. This study seeks to foster architectural discourse on residential spaces and contribute to sustainable urban contexts, ultimately offering environmentally and contextually positive alternatives to the current redevelopment paradigm.
