Why Do Young Adults Not Prefer Share Houses? : Exploring Factors Affecting the Decline in Shared Housing Intentions Through Young Adults' Housing Value Perceptions

This study aims to explore the perceptions of housing value that influence young adults' intentions toward shared housing to understand the reasons for their declining preference for this living arrangement. To this end, logistic regression analysis was performed using data from the '2021 Survey on the Socio-Economic Conditions of Young Adults. The results reveal that among housing function and meaning value perceptions, prioritizing private space, asset accumulation, safety protection, and family-centered values decreased the likelihood of choosing shared housing. Regarding housing characteristics and preferences, emphasizing housing costs, housing type, and location also negatively impacted shared housing intentions. Furthermore, older respondents, those with higher economic status, and individuals without prior shared housing experience showed lower preferences for shared housing. These findings suggest that young adults prioritize individualized housing needs and privacy protection, while lack of experience with shared housing appears to be a key factor in their low preference. To enhance young adults' inclination towards shared housing the study recommends developing shared housing models with improved safety and privacy features, designing tailored shared housing policies that consider alternative family structures, supplying upscale shared housing models and social mix-type shared housing, and implementing promotional and experiential programs to improve perceptions of shared housing.
