부동산 임대차에 관한 연구 동향분석 - 텍스트마이닝 기법을 활용하여

A Study on Real Estate Lease Trend Analysis : Using Text Mining Techniques

본 연구는 2020년 1월 1일부터 2024년 12월 31일까지, 부동산 임대차 관련 키워드를 중심으로 1,834편의 논문을 텍스트마이닝 및 토픽모델링 기법을 활용하여 분석하였다. 빈도분석 및 TF-IDF 분석 결과, ‘주택’, ‘임차인’, ‘임대인’, ‘임대차’, ‘계약’ 등의 단어가 핵심 키워드로 도출되었으며, N-gram 분석에서는 ‘주택 임대차보호법’, ‘상가 건물 임대차보 호법’, ‘주택 임대차’, ‘임대인 임차인’, ‘대법원 선고판결’, ‘계약 갱신 청구권’ 등이 주요 문구로 나타났다. 또한, CONCOR 분석을 통해 주택 및 상가 임대차에 대한 법적 해석, 금융 정책, 제도 개선, 상업용 부동산, 농지 임대차 등 다양한 주제에 관한 연구가 수행되었음을 확인할 수 있었다. LDA 토픽모델링 분석에서는 법적 쟁점, 권리금 및 부동산 시장 변화, 금융·경제 시스템의 역할, 농지 및 환경 관련 정책 논의 등이 주요 연구 주제로 도출되었다. 이를 바탕으로 향후 갱신요구권과 전월세상한제 등 법률 개정에 관한 연구, 보증금 반환및 전세사기 등 주거 안정과 관련한 연구, 임대차 분쟁, 정부 정책 및 제도 개선에 관한 연구의 필요성이 제기되었다.

This study analyzed 1,834 academic papers related to real estate lease issues published between January 1, 2020, and December 31, 2024, using text mining and topic modeling techniques. The results of frequency and TF-IDF analysis revealed that the most significant keywords were “housing,” “tenant,” “landlord,” “lease,” and “contract.” N-gram analysis showed that key phrases such as “Housing Lease Protection Act,” “Commercial Building Lease Protection Act,” “housing lease,” “landlord and tenant,” “Supreme Court rulings,” and “contract renewal request right” ranked highly. The CONCOR analysis confirmed that diverse topics were explored in the literature, including legal interpretations of residential and commercial leases, financial policies, institutional reforms, commercial real estate, and farmland leasing. The LDA topic modeling analysis identified major research themes such as legal disputes, changes in goodwill and the real estate market, the role of financial and economic systems, and policy discussions related to farmland and the environment. Based on these findings, future research is suggested in the areas of lease renewal rights and rent cap regulations, deposit returns and jeonse fraud related to housing stability, lease-related disputes, and government policies and institutional reforms.
