재개발 및 재건축사업은 낙후된 도시 환경 개선과 주택 공급을 위해 필수적인 도시 도시정비사업 중의 하나이다. 도시 재생은 단순한 시설 교체를 넘어, 지역 특성을 유지하면서 경제적, 사회적, 환경적 요소를 종합적으로 고려해야 하며, 이 과정에서 이해관계자 간의 소통과 합의가 매우 중요하다. 특히 재건축사업은 조합, 조합원, 행정기관, 시공사 등 다양한 주체가 참여하는 복잡한 사업이기 때문에, 이들 간의 갈등 조정이 사업 성공의 핵심이 된다. 이를 위해서는 투명하고 효율적인 의사소통 시스템 구축은 단순한 정보 전달을 넘어 사업의 정당성과 실효성을 확보하는 중요한 과정이라고 할 수 있다. ESG 경영에서 거버넌스(G)는 합리적이고 투명한 의사결정 시스템을 의미하며, 재건축사업의 환경(E), 사회(S)적 측면과 밀접하게 연관되어 있다. 따라서 효과적인 거버넌스 시스템은 재건축사업 성공의 핵심 요소라고 할 수 있으나, 기존 연구들은 주로 갈등 요인 분석이나 단계별 리스크관리에 초점을 맞추고 있어, 조합 내부 의사소통의 중요성을 거버넌스 관점에서 자산가치와 연계하여 분석한 연구는 부족하다. 본 연구는 이러한 현실에서 재건축사업에서 조합 내 의사소통의 강화가 조합원 자산가치에 미치는 영향을 조합원들의 인식을 바탕으로 실증적으로 분석한다. 특히 거버넌스 관점에서 의사소통의 중요성과 효과를 심층적으로 논의하여, 재건축사업의 성공적인 추진과 자산가치 제고를 위한 실질적인 함의를 도출하고자 한다. 분석결과 조합원의 자산가치를 상승시키고 재건축사업을 성공적으로 이끌기 위해서는 의사소통을 강화하는 다양한 소통전략이 필요하다고 확인되었다.

Urban redevelopment and reconstruction projects are essential urban renewal projects for improving dilapidated urban environments and supplying new housing. Urban regeneration goes beyond simple facility replacement; it requires a holistic approach, preserving local characteristics while considering economic, social, and environmental factors. Effective communication and consensus-building among stakeholders are crucial in this process. Reconstruction projects, in particular, involve numerous actors - including the association, members, administrative authorities, and contractors - making conflict resolution paramount to project success. Establishing a transparent and efficient communication system is vital, extending beyond simple information dissemination to ensuring the legitimacy and effectiveness of the project. In ESG management, governance (G) represents a rational and transparent decision-making system closely intertwined with the environmental (E) and social (S) aspects of reconstruction projects. Therefore, an effective governance system is key to successful reconstruction. However, existing research primarily focuses on conflict analysis and risk management at each stage, neglecting the importance of internal association communication within the governance framework and its link to asset value. This study addresses this gap by empirically analyzing, based on member perceptions, the impact of strengthened internal communication within the reconstruction association on member asset value. By focusing on governance, we will delve into the significance and effects of communication to derive practical implications for the successful execution of reconstruction projects and enhancement of asset value. As a result of this study, it was confirmed that various communication strategies to strengthen communication are necessary in order to increase the asset value of union members and lead the reconstruction project successfully.
