재건축아파트의 가격이 일반아파트 가격에 미치는 영향 - 부산광역시 관리처분계획인가 받은 아파트를 중심으로

The Impact of Reconstruction Apartment Prices on General Apartment : Focusing on Apartments with Management Disposal Plan Approval in Busan

본 연구는 부산광역시의 16개 구·군에서 재건축아파트와 일반아파트의 매매가격을 분석하고, 관리처분계획인가 받은 재건축아파트가 일반아파트 가격에 미치는 영향을 실증적으로 검토하였다. 그랜저 인과관계 분석(Granger causality Test)을 통해, 관리처분계획인가를 받은 재건축아파트가 일반아파트 가격에 단기적인 영향을 미친다는 결과를 도출하였다. 또한, 공적분 검정을 통해 변수들 간의 장기적인 균형관계가 성립하는 것으로 확인되었으며, VEC 모형을 적용하여 충격반응분석과 분산분해분석을 실시하였다. 그 결과, 관리처분계획인가를 받은 재건축아파트의 가격 변화가 일반아파트 가격에 미치는 영향이 단기적으로뿐만 아니라 장기적으로도 유의미하게 나타났다. 특히, 부산시의 6개 재건축 구·군의 아파트 가격 변화가 16개 구·군의 일반아파트 가격에 지속적인 영향을 미친다는 사실을 확인할 수 있었다. 그 중에서도 특히, 북구의 재건축아파트는 여러 구의 일반아파트 가격의 변화를 받는 것으로 나타났다. 재건축아파트의 가격 변동은 다른 변수들과의 상호작용을 통해 일반아파트 가격에 지속적인 영향을 미친다는 결론을 도출하였다.

This study analyzes the sale prices of apartments in Busan from 2016 to 2023, using transaction data from the Ministry of Land, Infrastructure, and Transport. The analysis distinguishes between reconstructed apartments and general apartments across 16 districts and counties, examining the impact of management plan-approved reconstructed apartments on the prices of general apartments. Granger causality analysis reveals that management plan-approved reconstructed apartments have a short-term impact on the prices of general apartments. Furthermore, cointegration tests confirm the long-term equilibrium relationship between the variables, and the application of the VEC model to perform impulse response analysis and variance decomposition provides additional insights. The results show that the price changes in management plan-approved reconstructed apartments significantly affect the prices of general apartments not only in the short term but also in the long term. Particularly, the price changes in reconstructed apartments in six districts of Busan have a sustained impact on the prices of general apartments in all 16 districts and counties. Notably, reconstructed apartments in Buk-gu have a significant influence on the price changes of general apartments in several districts. The study concludes that the price fluctuations of reconstructed apartments interact with other variables and continue to impact the prices of general apartments.
