While research on officetels has been increasing, most studies have focused on officetel price., and there is a notable lack of research on the determinants of rental prices for commercial spaces within officetel complexes. This study is meaningful as one of the initial attempts to examine the determinants of rental prices for such commercial units based on their characteristics. Utilizing a hedonic pricing model, this study analyzes the factors influencing rental prices for commercial spaces within officetel complexes over an 11-year period, from 2013 to 2023, across 72 commercial districts in all 25 administrative areas of Seoul. The analysis found that factors such as the size of officetel complex, building age, availability of parking, the number of elevator, the proportion of commercial facility, street frontage, presence of medical facilities, rental price index of commercial stores, retail market index, significantly impact rental pricing. The Gangnam area showed notably higher rental prices, and variables such as the size of individual store and floor level were also found to significantly affect rental values. Since rental prices are directly linked to the profitability of commercial buildings, they serve as a critical factor in determining property value. Additionally, whether a officetel complex is located in the famous trade area, also plays an important role. This study is expected to contribute significantly to the development of commercial property management strategies and the establishment of price indices for investors and tenants. It also highlights the need for more systematic and continuous research on commercial spaces within officetel complexes, which could provide insights into stabilizing both the commercial property sales and rental markets.
